Washington’s New Tenant Screening Law is Now in Effect

Washington properly owners and properly management companies who rely on tenant screenings to vet their rental applicants now need to be in compliance with SB 6413. The new bill makes it the property owner’s responsibility to provide notice before performing tenant screening, but the application of this bill has been up for debate. In addition to existing Residential Landlord-Tenant Act (RLTA) language, SB 6413 also requires other details to be included, as well, such as whether or not the owner accepts a comprehensive reusable tenant screening report, the cost of the tenant screening report to the property owner and a summary of rights informing the applicant of their right to obtain a free copy of the report.
